Keith Watson has been working with landlords and rental properties for over 20 years, his team of qualified and approved electricians provide electrical installation, maintenance and repair services for our landlords. All our work is certified on completion meeting BS standard BS7671.
We are a one stop shop offering advice and services to landlords, including EICR, Pat testing, legionnaires checks, EPCs and smoke detectors.
Landlord certification
We can provide your
- Electrical Installation Condition Report (EICR)
- House in Multiple Occupation (HMO) certification
- Electrical Installation Certificate (safety Certificate issued by a qualified electrician as confirmation that any electrical installation project has been that complies with the BS 7671 (IEE Wiring Regulations))
Landlord testing

- Portable appliance testing (PAT testing)
- Energy performance certificates (EPC)
- Legionella risk assessments
- Inventory solutions
We can also provide advice and recommendations for other landlords needs, such as plumbers, security/door entry services.
Smoke detectors
Since February 2022 Scottish legislation states that an interlinked fire and smoke alarm system must be fitted in a property and that there should be adequate carbon monoxide protection.
As a landlord you must have:
- Smoke alarms in every circulation space on each storey, such as hallways and landings
- Smoke alarms installed in every kitchen
- All smoke and heat alarms should be interlinked
- Carbon monoxide alarms to be fitted where there is a fuel burning appliance or a flue
We can install Interlinked home AICO smoke/heat detectors with House in Multiple Occupation (HMO) certification

Wiring & consumer units (fuse boxes )
- Rewiring with certification on completion meeting BS standard BS7671
- Consumer unit (fuse box) installation and repairs meeting the latest standards surge protection standard / RCD (residual current device/circuit breaker) protection as required from 2024
- Earth bonding work (reducing the risk of electric shocks)
Electrical repairs and maintenance
We can provide support for your tenant's
- Electric ovens, hobs and extractor fans
- Household lighting including LED down lights, bathroom lights, loft lighting
- Electric shower switches
- Dimplex electric heating and thermostats (our work meets the new Lot20 energy efficiency standard)

We hold approved status from SELECT, the trade association for the Scottish electrical contracting industry, and our apprentices are approved through the Scottish Joint Industry Board (SJIB) scheme
